HeatShield Chimney Inspection in Fort Lauderdale: What to Know First
A HeatShield chimney inspection in Fort Lauderdale tells you whether the ceramic coating inside your flue is actually doing its job, and our crews complete most inspections in 60 to 90 minutes with a camera and a written report in hand before we leave the driveway. You’ll pay a set price before any tools come off the truck. No deposit, no surprise invoice.
This page is for Fort Lauderdale homeowners who already have (or are considering) a HeatShield system and want to know what condition it’s in. If you’ve got a HeatShield liner and you’re not sure when it was last looked at, call us at (754) 354-1430. We’ll tell you what we find, what it costs, and whether it can wait.
Flint Chimney Co Fort Lauderdale is an independent HeatShield service provider, not a franchised or authorized dealer. We work on HeatShield systems every month, and we also install and service DuraFlex and Gelco liners when a HeatShield repair doesn’t pencil out.
How HeatShield Products Fail – and How We Fix Them
HeatShield’s ceramic coating system is a legitimate product, but it’s not magic. Here’s what we actually see on roofs and in damper assemblies across Fort Lauderdale:
- Flaking and spalling on HeatShield Cerfractory vertical applications. The ceramic compound cures hard, and if it was applied over a flue that wasn’t thoroughly cleaned first, it loses adhesion and starts peeling in sheets. On inspections, we find ceramic flakes sitting in the smoke shelf. The fix is removal and re-application, but only after the underlying tile is mechanically cleaned to bare surface.
- Debonding at the throat and smoke chamber transition. HeatShield’s mortar-based repair system covers the flue tiles, but the transition between the smoke chamber and the first tile is the most abused joint in the house. Fort Lauderdale’s humid air accelerates corrosion in that junction. We see hairline cracks there that the naked eye misses every time. Camera inspection catches it.
- Water intrusion through the crown above a HeatShield application. The HeatShield coating only works as well as the crown protecting it. If the crown is cracked, rain gets behind the ceramic. Salt in the South Florida air makes the water etch the surface faster than inland. We inspect the crown as part of every HeatShield evaluation.
- Improper thickness on HeatShield repair jobs from other contractors. HeatShield specifies a minimum application thickness. Some crews go thin to save material. We measure with a depth gauge. A thin HeatShield application can look fine on camera and still fail within three years. If we find that, the report says so in plain words.
- HeatShield’s Cerfractory smoke chamber parge coating shrinking away from the walls. In tight smoke chambers with poor ventilation, the coating cures unevenly and pulls back at the edges. You get a shadow line where soot accumulates. It’s not a fire hazard today, but it’s a path for creosote to sit and harden. We scrape, clean, and re-parge as needed.
The good news: HeatShield failures are usually visible on camera. The report you get from us shows exactly what we saw, frame by frame, and Hank Delano goes over it with you before you sign anything.
Styles & brands we work with

Our HeatShield Chimney Inspection Process
- 1
You call (754) 354-1430 and talk to a live person. You tell us you have a HeatShield system and what’s concerning you. We schedule a window and we keep it.
- 2
The technician arrives and walks the roof and firebox first. We’re looking for loose flashing, crown cracks, and any visible ceramic degradation before we open the damper.
- 3
Camera inspection of the HeatShield surface, top to bottom. We run a high-resolution camera down the flue and record everything. You see the footage. You don’t just get told the result.
- 4
We check parts against the system as-built. If it’s a HeatShield liner, we verify it’s still seated. If it’s a coated flue, we measure thickness and look for debonding. We also check the cap and damper assembly, because those fail independent of the liner.
- 5
Written report, written price, and a straight answer on whether it needs work now. We don’t invent problems. If the HeatShield looks sound and the flue is clean, we say so and hand you the report.
- 6
Cleanup, and the 365-Day Done Right Promise. Any repair we do carries a written one-year guarantee. If it fails within that year, we return at no charge. That’s the Garrison Standard.

AfterWhat HeatShield Chimney Inspection Costs in Fort Lauderdale
A standard HeatShield chimney inspection in Fort Lauderdale runs $189 to $279 depending on the chimney height, roof pitch, and whether it’s a single or multi-flue setup. That includes the full camera run and the written report.
If we find areas that need further evaluation or repair, the common HeatShield scenarios look like this:
- HeatShield spot repair (minor flaking or hairline cracks): $350 to $650, depending on access and prep time.
- Full HeatShield re-coat of an average-size flue: $1,800 to $3,200. The spread depends on whether we’re coating flue tiles only or also repairing the smoke chamber.
- Camera-only inspection with no repair recommendation: $189 to $229 for a single flue.
- HeatShield crown seal replacement above the liner: $275 to $525.
What moves the price is access. A Fort Lauderdale ranch with a walkable roof costs less than a three-story beachside house with a steep pitch and a tile roof we have to climb carefully. You get a written number before we touch anything. Estimate is free. Call (754) 354-1430.
Why Fort Lauderdale Homeowners Call Flint Chimney Co Fort Lauderdale for HeatShield Work
We tell them what we found, tell them what it costs, then do the work clean. That’s the whole pitch. We put the price in writing before a single tool comes off the truck, and every repair carries a written guarantee valid for one full year from the service date. If a covered repair fails in that window, we come back at no charge.
We work on HeatShield systems regularly, but we also install and know DuraFlex and Gelco, which means when a HeatShield repair doesn’t make financial sense, we tell you that and quote the alternative instead. Our techs are background-checked and uniformed. Someone answers our phone 24/7. You’ll never sit through a voicemail tree to reach us.
Fort Lauderdale’s salt air and afternoon storms are harder on chimneys than most homeowners realize. We’ve inspected HeatShield systems from Sailboat Bend to Victoria Park and up through Coral Ridge. The failure patterns don’t change. The attention to the report does.
FAQs
No. A visual and camera inspection does not void or alter any HeatShield warranty. We do not remove or modify components during an inspection, and our camera probe is non-contact. If a repair is recommended, we’ll tell you in the report whether it touches the HeatShield surface itself or only the components around it.
We carry the standard HeatShield Cerfractory materials for common spot repairs, but full re-coat jobs are scheduled so the product is mixed fresh to spec. HeatShield material has a limited pot life once opened, and using old product is one of the main reasons re-applications fail early. We don’t do that.
Ten to fifteen years is realistic for a properly applied HeatShield system in coastal South Florida. The thing that shortens that is water at the crown and salt in the air. If the crown is sealed and the cap is intact, HeatShield holds up. If water gets behind it, the coating fails in a few seasons. That’s why the crown is part of every inspection we do.
Sometimes, but it depends on the condition of the original flue. If the clay tiles are structurally intact and the HeatShield coating is flaking in isolated areas, a re-coat is a reasonable, lower-cost fix. If the tile structure is compromised or the flue has multiple offsets, we recommend a DuraFlex or Gelco stainless liner instead. We carry both, so the recommendation is based on what we see, not what we stock.
Most inspections are scheduled within a few days, and the inspection itself runs 60 to 90 minutes. The report is in your hands before we leave. If you’re closing on a house in Fort Lauderdale and need a real estate inspection on a HeatShield system, tell the scheduler and we’ll prioritize it. Call (754) 354-1430 for a specific window.
