Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Fort Lauderdale Owner’s Guide
A Famco crown repair in Fort Lauderdale typically runs $475 – $900 installed, depending on the crown’s condition and the material used. We stock Famco-compatible crown materials on our trucks and can usually complete the repair in a single visit. Most homeowners discover the crown has failed when they see water staining on the ceiling near the chimney, or when a small piece of mortar shows up on the roof after a storm.
Here’s the short version: the crown is the concrete cap at the very top of your chimney that sheds water away from the flue and the brickwork. When it cracks or erodes, South Florida rain gets behind it and starts working its way into the masonry. The fix is straightforward, but it has to be done right or you’ll be back in the same spot next rainy season.
We’re an independent chimney service company in Fort Lauderdale, not a Famco dealer or affiliate. What that means for you: we match the repair to your existing Famco setup and we stock the materials to do it, without pushing you toward a brand change you don’t need.
Which Famco Models This Applies To
Famco crowns are used across the company’s venting and chimney cap lines, including models most common in Fort Lauderdale homes and condos built from the 1980s forward. The crown specs you need depend on three things: the outside diameter of your flue, the dimensions of your chimney’s top course, and whether your Famco unit was installed with a multi-flue crown (one slab covering two or more flues) or a single-flue crown.
The compatibility gotcha we see most often in Fort Lauderdale: a homeowner reads the model number off their Famco cap and assumes that’s the whole story. It isn’t. The crown has to match the chimney’s footprint, not the cap’s. Two identical Famco caps can sit on chimneys with completely different crown dimensions. We measure the chase or masonry opening before quoting anything.
For the OEM-versus-aftermarket decision: Famco’s factory crowns are well made, but many Fort Lauderdale homes with older chimneys don’t have a factory crown worth matching. A quality aftermarket crown cast on site with the right slope and a drip edge often outperforms a worn factory piece. We’ll tell you which makes sense when we see your setup. We also work with DuraFlex, HeatShield, and Gelco materials where the job calls for them.

Signs Your Famco Crown Repair Is Failing
- Water staining on the ceiling or wall near the chimney. This is the classic symptom. The crown’s job is to shed water; when it fails, rain tracks down the outside of the flue and into the structure.
- Efflorescence (white powder) on the brick below the crown. That white residue is salt being pushed out of the masonry as water moves through it. In Fort Lauderdale’s humidity, it appears fast once the crown starts wicking water.
- Cracks you can see from the ground or from a ladder at the eaves. Hairline cracks in concrete crowns grow quickly with our summer heat and the near-daily rain cycle from May through October.
- Loose or missing pieces of the crown. Once chunks start spalling off, the damage is beyond a simple sealant fix. That crown is done and needs a rebuild or a proper overlay.
- Rust streaks below the crown. This usually means water is getting to the rebar or the flue’s metal collar. It’s a sign the crown has been failing for a while, even if the drywall still looks clean.

AfterReplacement Cost & What’s Included
A standard Famco crown repair in Fort Lauderdale runs $475 – $900 installed. At the low end you’re looking at a crown reset with minor patching and a proper sealant. At the high end, the old crown is too far gone and we’re forming and casting a new concrete crown on site, with the right taper, a drip edge, and rebar if the footprint requires it. The main cost drivers are crown size, flue count, and access.
Every quote includes the material, labor, cleanup, and a written 365-Day Done Right Promise. That guarantee is exactly what it sounds like: if the repair fails within one year, we come back and fix it at no charge. The written price you approve before we start is the price on the invoice when we leave. No add-ons at the door, no “while we’re here” surprises. That’s how Hank Delano built this company: tell them what you found, tell them what it costs, then do the work clean.
DIY or Call Us?
A crown repair is not a spring or a gas line, so the main risk here isn’t catastrophic injury. The risk is a sloppy fix that looks fine for six months and then lets the Florida rain back in. That said, there is real ladder and roof work involved, and a wet roof in Fort Lauderdale gets slick fast. If you’re not comfortable on a ladder with tools, don’t start.
What you can safely do yourself: look at the crown from the ground or from a stable ladder at the eaves and note what you see. Cracks, spalling, loose pieces, or anything that looks like a channel for water is worth a call. What goes wrong with DIY crown work is almost always the same two things: the slope isn’t cut right so water pools instead of shedding, or the mix is too weak and the South Florida heat breaks it down inside a year. If the crown has structural cracks or missing material, call us at (754) 354-1430 for a straight read on what it needs. The estimate is free.
FAQs
A properly cast concrete crown in Fort Lauderdale typically lasts 15 – 25 years, though the intense sun and daily summer rain on our side of Florida put more wear on crowns than you’d see in drier climates. If your crown is older than 15 years and showing cracks or spalling, plan for replacement rather than another round of patching. Call (754) 354-1430 and we’ll inspect it and give you a written quote.
Hairline cracks can often be sealed with a flexible crown sealer, which buys a few more years of life. But once cracks are wide enough to hold water, spalling has started, or the crown has separated from the flue, patching is a temporary bandage on a structural problem. We’ll tell you plainly which situation you have, with photos so you can see it yourself before you spend a dollar.
Most Famco crown repairs in Fort Lauderdale are finished in one day. If we’re casting a new crown, the forming, pouring, and initial cure are done same day, and the crown is serviceable immediately. We schedule the work so the crown has settled before the next rain cycle if we can. Call (754) 354-1430 and we’ll give you a realistic window for your specific chimney.
We stock Famco-compatible crown materials, sealants, and casting supplies on our trucks, so there’s no ordering wait and no back-and-forth. If your repair calls for a specific Famco part we don’t have on hand, we can source it directly and schedule the work once it’s in. In our experience, most crown repairs in Fort Lauderdale can be completed with materials already on the truck.
