Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Gelco Crown Repair: The Fort Lauderdale Owner’s Guide
Gelco crown repair in Fort Lauderdale typically runs $450 to $950 installed, depending on how much of the existing crown can be saved and whether we’re rebuilding from the smoke shelf up. We stock Gelco crown coat materials on the truck, so most jobs are done in a single visit. Most owners discover the problem the way you probably did: water staining on the ceiling near the chimney, crumbling mortar on the cap, or a sweep who flagged it during an annual cleaning.
The crown is the concrete or mortar slab that sits on top of the chimney and sheds water away from the flue. When it cracks, water gets behind the brick and starts working its way down. In Fort Lauderdale, where summer humidity stays above 80 percent and afternoon thunderstorms roll through almost daily from May to October, a cracked crown doesn’t dry out. It keeps absorbing water, and the damage compounds fast.
Which Gelco Models This Applies To
Gelco crown repair materials are sized for standard masonry chimney crowns, which covers the vast majority of residential fireplaces in Fort Lauderdale. We use Gelco’s Crown Coat and Crown Seal products on both single-flue and multi-flue chimneys, and they work with clay tile liners as well as stainless liners from DuraFlex and HeatShield.
The compatibility gotcha most owners don’t know about: Gelco Crown Coat requires a minimum crown thickness of two inches to bond properly. Older Fort Lauderdale homes built in the 1950s and 1960s, especially in neighborhoods like Victoria Park and Croissant Park, often have thinner crowns that were hand-troweled. On those, we build the crown back up with Gelco’s Crown Repair mortar first, then apply the seal coat. If someone just slaps sealant over a too-thin crown, it delaminates within a year. We measure the crown thickness on every job before we quote, because that number determines both the material and the labor.
Flint Chimney Co Fort Lauderdale is an independent service provider. We install Gelco materials because they hold up in our climate, but we aren’t affiliated with Gelco the manufacturer.

Signs Your Gelco Crown Repair Is Failing
- Water stains on the ceiling or wall near the chimney. This is the number one call we get in Fort Lauderdale. A cracked crown lets rain run down the inside of the chimney chase, and the stain shows up a few feet below the roofline. By the time you see it, water has been getting in for a while.
- Spalling brick or flaking mortar on the chimney exterior. When water soaks into the brick and then heats up in the Florida sun, the surface pops off in thin layers. You’ll see chips at the base of the chimney or a fine grit on the roof. That’s crown failure, not just old brick.
- A musty smell from the fireplace, especially after rain. The crown crack lets water pool behind the damper, and that stagnant water grows mildew inside the smoke chamber. If it smells like a wet basement every time it storms, the crown is letting water in.
- Visible cracking along the top of the chimney. Hairline cracks turn into quarter-inch gaps within a year or two in South Florida. The expansion and contraction from hot days and heavy downpours works those cracks wider every season.
- Efflorescence: a white, chalky residue on the brick. That’s mineral salts left behind when water evaporates out of the masonry. It means water has been moving through the brick, and on a crown-sealed chimney, that shouldn’t happen. It’s a silent indicator that the crown coating has failed even if you can’t see the crack from the ground.

AfterReplacement Cost & What’s Included
In Fort Lauderdale, a Gelco crown repair with full removal and rebuild runs $650 to $950 depending on crown size, access difficulty, and whether we need to bring in a lift or work from a ladder. A partial repair where the crown is still structurally sound but needs crack filling and a fresh Gelco Crown Seal coat runs $450 to $650.
That price includes the removal of loose or failing crown material, rebuilding with Gelco Crown Repair mortar, applying Gelco Crown Coat and Crown Seal, and a full clean-up with a tarp laid around the hearth. We don’t charge extra for the written quote, and the price we give you before starting is the price on the invoice. No add-ons after the fact. Every crown repair we do carries our 365-Day Done Right Promise: if the repair fails within one year, we come back and fix it at no charge.
Hank Delano has been inspecting and repairing chimneys across South Florida for nearly two decades, and he can tell you which Fort Lauderdale neighborhoods see the worst crown failures: anything within a mile of the Intracoastal gets accelerated salt-air deterioration, and the older homes in Sailboat Bend and Riverside Park often have crowns that were poured before modern sealing materials existed.
DIY or Call Us?
There’s a safe version of DIY here and a dangerous one. The safe version: you can inspect your crown from the ground with binoculars, looking for visible cracks, missing chunks, or a white residue. You can also mark a water stain on the ceiling with painter’s tape and watch if it grows after a storm. That tells you something is wrong.
The dangerous version: getting on a roof with a bucket of crown sealant. Steep roofs, wet tiles, and chimney access from a ladder account for most roofing injuries in Fort Lauderdale. And here’s the thing about sealing a crown wrong: water gets trapped behind the sealant instead of evaporating out, and you accelerate the damage you were trying to prevent. We’ve repaired enough DIY crown jobs to know it’s cheaper to do it right the first time.
“Tell them what you found, tell them what it costs, then do the work clean.” That’s how Hank runs every job. Call us at (754) 354-1430 and we’ll inspect the crown, show you photos, and hand you a written price before any material comes off the truck.
FAQs
In our climate, a properly applied Gelco crown coating lasts 8 to 12 years before it needs a reapplication. Homes closer to the ocean or Intracoastal may need it closer to 8 years due to salt exposure. Annual inspections catch thinning sealant before the crown itself fails.
Yes, if the crack is under a quarter inch wide and the crown is still at least two inches thick, we can fill and reseal with Gelco Crown Seal rather than doing a full rebuild. If the crown has crumbled or separated, replacement is cheaper over time than repeated patch jobs. Call (754) 354-1430 for a free estimate and we can tell you which category yours falls into.
Most Gelco crown repairs in Fort Lauderdale are done in one visit, typically 3 to 5 hours. The Gelco Crown Coat needs a few hours to set before it can handle rain, so we schedule around the forecast when possible.
