HeatShield Crown Repair: The Fort Lauderdale Owner’s Guide
HeatShield crown repair in Fort Lauderdale typically runs $650 to $1,400 installed, depending on how much crown surface needs to be rebuilt and resealed. We stock HeatShield’s Cerfractory sealant and crown coat products on the truck, are independent of the manufacturer, and can usually complete crown work the same visit if we’re already scheduled for an inspection. Most owners find out the crown has failed when they spot a crack during a heavy summer storm or when their inspector points to spalling mortar on the report.
The crown is the concrete-like slab that caps the top of the chimney stack and sheds water away from the flue. When it goes, water works into the masonry, and that’s when repair costs stop being about the crown and start being about the whole chimney system. HeatShield’s crown products are engineered for this exact failure point.
Which HeatShield Models This Applies To
HeatShield doesn’t sell crowns as a bolt-on part the way a flue liner is a component. Their crown repair system uses two compatible products: HeatShield Cerfractory Flue Sealant and HeatShield Crown Coat, both of which are formulated to bond to the masonry substrate at the top of the chimney stack. So this repair applies to any chimney that has already had a HeatShield flue liner installed, as well as chimneys that have not been lined yet but need the crown addressed first or simultaneously.
The key gotcha with HeatShield crown work: the Crown Coat is a resurfacing product. If the underlying crown is crumbling, patching over it with Crown Coat alone won’t hold. The failed crown needs to be rebuilt to a proper slope and thickness first, then finished with HeatShield’s waterproofing coat. That’s the difference between a $300 band-aid and $1,400 done right. We always inspect the crown before quoting, so we know which end of that equation you’re on. If that exact same scenario gets quoted by a company that hasn’t looked at your actual crown, treat the number as provisional.

Signs Your HeatShield Crown Repair Is Failing
- Hairline cracking running from the flue toward the crown edge. This is the classic first failure in South Florida. The combination of high UV exposure, salt air, and near-daily afternoon rain cycles the crown material through expand-and-contract stress at a rate you don’t see in drier climates.
- White mineral deposits on the masonry just below the crown line. Efflorescence means water has carried soluble salts out of the mortar bed. That water is pooling on or around the crown, not shedding.
- Water pooling on the crown surface after a light rain. A properly sloped crown drains within a few minutes. Standing water says the slope is gone or the surface seal has failed.
- Sand-and-grit accumulation in the fireplace or at the cleanout door. That grit isn’t from the flue liner. It’s the crown-mortar breaking down and shedding down the flue opening.
- Water streaks inside the firebox after a hard blow. By the time water gets into the firebox, the crown has already been compromised long enough that brick-and-mortar swelling below the roofline is likely underway. This is the stage where repair cost compounds.

AfterReplacement Cost & What’s Included
Here’s the honest price picture for Fort Lauderdale: a cosmetic HeatShield Crown Coat application over a sound crown runs $350 to $600. A crown rebuild with proper sloped mortar, mesh reinforcement, and a HeatShield waterproofing finish runs $650 to $1,400 depending on chimney size, access from the roof, and whether we’re also re-bedding the flue tile or adding a rain cap. Single-story homes near Victoria Park or Coral Ridge with walkable roofs sit at the low end. Two-story structures off Las Olas with steep pitches cost more because of setup time and safety gear.
Everything is itemized before any work starts: materials, labor, haul-off if needed, and the warranty. The written price is the price. The repair carries the same 365-Day Done Right Promise as every other Flint Chimney job: if the covered crown work fails within one year, we return at no charge. No prorating, no arguments. Hank Delano has run Flint Chimney Co Fort Lauderdale on that rule since the beginning, and it applies to every HeatShield crown repair we do.
DIY or Call Us?
Most crown work is roof work, and on a Fort Lauderdale roof in July, that is not a homeowner project. A steep pitch, wet tiles, a high chimney stack, and the heat index all combine into a fall risk that isn’t worth a few hundred dollars of savings. What an owner can do safely: look up from ground level for visible cracks or missing crown material, check the firebox after a storm for water entry, and watch for grit at the cleanout. If you see any of those signs, we’ll come inspect.
That said, inspecting is the job. Rebuilding a crown means getting on top of a roof, working at the chimney lip, handling wet mortar in high heat, and getting the slope right enough that water actually drains. If that slope is off by a few degrees, water pools, and the repair fails much faster than the one-year guarantee. We’d rather you call us than learn that the hard way. (754) 354-1430.
Frequently Asked Questions
We’ve seen a properly rebuilt crown with HeatShield’s waterproofing last 15 to 20 years in South Florida, while a thin patches-over-the-crack job often fails within two. Salt air and the near-daily afternoon rain cycle are real stresses, which is why we rebuild rather than patch when the crown shows spalling. Call (754) 354-1430 for an exact quote, and we’ll tell you honestly whether your crown is a rebuild candidate or if the simpler coat will do.
It depends on how deep the damage goes, and HeatShield’s own system treats that distinction seriously. If the crown is sound underneath, a Crown Coat application is a legitimate repair. If the crown is spalling or crumbling, the Crown Coat can’t save it, and the underlying material needs to come off and get rebuilt first. We won’t quote you for a coat unless we’ve looked at the actual crown and it qualifies. Call (754) 354-1430 for an inspection and a written answer.
Most single-flue crown repairs in a typical Fort Lauderdale single-story home take half a day from setup to final coat, and we’re usually off the roof by early afternoon. Larger chimneys or ones that need the flue tile re-bedded can stretch to a full day. You’ll get a time window before the visit, and the written price includes the full scope, so there’s no surprise at the end of the day.
We keep HeatShield Cerfractory sealant and Crown Coat on the truck along with our other standard chimney materials like DuraFlex, Gelco, and Olympia Chimney products, so a typical crown repair doesn’t need a second trip. If your crown needs a rebuild, we carry the mortar and mesh as standard truck stock too. That’s why we can often handle the work the same day we inspect it.
