Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Crown Repair: The Fort Lauderdale Owner’s Guide
We stock and install DuraFlex crown repair materials on our trucks, and a typical crown repair or rebuild in Fort Lauderdale runs $450 – $850 depending on how much of the existing crown is salvageable. Most jobs are done in a single visit. Homeowners usually discover crown failure one of two ways: they spot cracking or missing sections from the ground, or water starts showing up inside the firebox after heavy rain.
The crown is the concrete slab that caps the top of your chimney and seals the gap between the flue tile and the outer brick. When it goes bad, water gets behind the DuraFlex liner system and starts working on everything underneath it. The crown itself isn’t a DuraFlex part, but it protects the DuraFlex installation, and we repair it to factory-spec standards so the whole system stays tight.
Which DuraFlex Models This Applies To
This repair applies to every chimney that has a DuraFlex liner installed, regardless of the specific series. That includes DuraFlex Pro, DuraFlex 316L, DuraFlex 304L, and DuraFlex factory-built chimney liners. The crown sits above the liner termination point, so model compatibility comes down to flue tile size and crown dimension, not the liner series itself. A DuraFlex 6-inch liner in a rectangular flue tile needs a crown built around those exact measurements.
One gotcha we see regularly in Fort Lauderdale: homeowners who assume they have a DuraFlex crown when what they actually have is a factory chimney cap assembly. DuraFlex makes the flexible liner and related components like top plates, rain caps, and flex connectors. The concrete crown is cast on-site or rebuilt with a professional crown mix like Gelco or Olympia Chimney products, which we also stock. Flint Chimney Co Fort Lauderdale is an independent chimney service company, not a DuraFlex distributor or affiliate, so we’ll always tell you plainly whether your part is a genuine DuraFlex component or a compatible crown material.

Signs Your DuraFlex Crown Repair Is Failing
- Water in the firebox after rain. This is the most direct symptom. A cracked crown lets water run down between the flue tile and the chimney structure, and it eventually drips into the firebox. It’s not condensation, and it won’t fix itself.
- White staining on the brick face near the top. That white powder is efflorescence, which is salt left behind when water moves through masonry and evaporates. It means water has been getting in for a while, and the crown is usually part of the path.
- Visible cracks or missing sections in the crown from the ground or roof. South Florida sun bakes concrete, and our afternoon downpours do the rest. Crowns here fail faster than anywhere else in the country because of the constant heat-and-soak cycle.
- Rust streaks on the rain cap or top plate. If you have a DuraFlex top plate and you’re seeing rust bleed down the liner, water is pooling where it shouldn’t be. A failed crown lets aggressive roof runoff sit on the metal components instead of draining away.
- Damp odors inside the house after storms. Water that gets into the chimney chase doesn’t just run down the flue. It soaks into the surrounding framing and drywall, and you’ll smell it before you see it.

AfterReplacement Cost & What’s Included
A straightforward crown repair where we can patch and seal the existing concrete runs $450 – $650 in the Fort Lauderdale market. A full crown rebuild, where we remove the old crown, install a proper bond break so the new concrete can move independently of the flue tile, and cast a new crown with a poured drip edge, runs $650 – $850. The drip edge matters: it keeps water from running back under the crown and down the brick face. A crown without a drip edge is just a sponge with a concrete hat.
Every price includes the removal and disposal of the old material, the new crown mix (we use Gelco or Olympia Chimney products), and a written 365-Day Done Right Promise. If the repair fails within one year for any covered reason, we return and fix it at no charge. The written price you approve is the price on the invoice. That’s The Garrison Standard, and it applies to every crown repair we do in Fort Lauderdale.
DIY or Call Us?
The hardest part of crown repair is safe access. This work happens at the top of the chimney, which means working from a ladder or on a sloped roof with a bucket of concrete in one hand. The concrete work itself is straightforward until you’re 20 feet up in July heat, and that’s where it gets squirrely. If you can comfortably inspect the crown from your roof, you can assess the damage yourself. If you have to ask whether the pitch is walkable, don’t go up there.
What you can safely do from the ground: look for visible cracks sections of missing concrete, and check the firebox after a storm for water. What you shouldn’t do: climb a steep roof, try to patch the crown with a $7 hardware store caulk, or ignore the problem through another wet season. Hank Delano and our crew have worked chimney crowns from Las Olas Boulevard to Pompano Beach, and our blanket rule is the same one Hank has used for the better part of two decades: Tell them what you found, tell them what it costs, then do the work clean. If you’d rather keep both feet on the ground, call (754) 354-1430 and we’ll send a background-checked, uniformed tech to take a look.
FAQs
A properly built crown with a good drip edge and the right concrete mix typically lasts 15 – 20 years in our climate, though that assumes the original chimney structure is sound. Florida sun and sheets of afternoon rain punish crowns harder than almost any other region, so we use a mix designed for thermal shock and slope it to keep water moving away from the flue tile. When we rebuild, we also install a bond break between the flue tile and the concrete so the crown can expand and contract without cracking. Call (754) 354-1430 for an exact quote on your chimney.
Yes, in about half the cases we see. If the crown is still mostly solid with hairline cracks, we can grind out the cracks, fill them with a flexible crown sealant, and re-slope the surface. If the concrete has broken up, spalled off in chunks, or separated from the flue tile, patching buys you maybe one more season before it fails again. We’ll camera-inspect the top of the chimney as part of the estimate and show you exactly which camp you’re in. Estimates are free, and the number we quote is the number you approve.
Most jobs take four to six hours on-site. The removal usually takes about an hour, and the pour and tooling take another two or three, plus setup and cleanup time. We schedule it as a single-day visit unless weather forces a reschedule. Concrete needs a day or two to fully cure before it should see heavy rain, but it’s water-resistant enough to handle typical South Florida weather within 24 hours.
Yes. Our trucks carry Gelco crown mix, Olympia Chimney products, and the bonding and sealant materials needed for crown repair, along with HeatShield for any liner issues we find while we’re up there. If your DuraFlex liner is showing damage below the crown, we can assess and quote that during the same visit rather than making you schedule a second call. Call (754) 354-1430 to book a free estimate.
